Regulatory Reform (Fire Safety) Order 2005
The Fire Safety Order places a legal duty on the Responsible Person to ensure that fire safety measures, including fire doors, are maintained in an efficient state and kept in good repair. Fire doors form part of the fire protection measures within a building and must be regularly inspected and maintained.
Fire Safety Act 2021
The Fire Safety Act clarified that the Fire Safety Order applies to the structure and external walls of multi-occupied residential buildings, including flat entrance doors. This removed previous uncertainty regarding responsibility for inspecting and maintaining these doors.
Fire Safety (England) Regulations 2022
Introduced following recommendations from the Grenfell Tower Inquiry, these regulations came into force on 23 January 2023 and introduced specific fire door inspection requirements.
For residential buildings over 11 metres in height, Responsible Persons must:
Carry out checks of communal fire doors at least every three months.
Undertake checks of flat entrance doors at least annually on a best-endeavours basis.
Provide residents with information on the importance and correct use of fire doors.
